The Estate Wave

Census projects U.S. deaths rising from about 3.009M in 2026 to about 3.480M in 2035. Across 2026-2035, the model shows about 32.4M deaths.

That does not mean every death is a Legacy customer. It means the event stream is recurring, large, and demographically supported.

The internal planning assumption is that 30%-45% of deaths may create a home or practical estate-transition problem: a house, apartment, belongings, records, family decisions, deferred maintenance, or property strategy.

The 2035 managed-project target is only about 0.13% of projected U.S. deaths. The company does not need heroic market share to become meaningful.

Older-Homeowner Lifecycle

The bigger company is not limited to after-death estate work.

AARP reports that 75% of adults 50+ want to remain in their current homes as long as possible. Harvard's Joint Center for Housing Studies reports that the U.S. remodeling market remains above $600B, with older homeowners expected to increase spending share.

That creates a larger lifecycle:

Market Selection

Good markets have:

  • older housing stock
  • high homeownership
  • aging households
  • out-of-state adult children
  • meaningful home equity
  • active attorneys, CPAs, realtors, appraisers, investors, contractors, and move/cleanout vendors
  • enough affluent suburbs for market-ready and restomod upside

Pittsburgh is the proof market. Philadelphia is the first replication test.
