Who can approve access, spending, item movement, provider work, and sale-related steps?
Records for review
Pennsylvania Probate And Inherited-Home Records
Plain-English PA inherited-home record planning for executors who need photos, costs, belongings, property records, and professional-review packets.
Probate gives authority. It does not manage the house.
In Pennsylvania, probate can give an executor or administrator authority to act for the estate. It does not cut the grass, check insurance, pay utilities, sort belongings, organize receipts, compare offers, or decide whether the house should be sold, kept, repaired, rented, or restored.
Legacy Defenders helps with the practical house-side records so the executor and the right professionals have cleaner information.
What to organize early
Locks, keys, heat, water, electric, lawn, mail, insurance, leaks, damage.
Photos, documents, valuables, storage, sale, donation, disposal, distribution.
Mortgage, taxes, utilities, insurance, storage, cleanout, repairs, provider invoices.
PA timing to know
Pennsylvania inheritance tax is generally tied to the date of death. The PA Department of Revenue says payments become delinquent after nine months and may qualify for a discount if paid within three months.
We can help prepare a records packet. We do not prepare the REV-1500 or decide how expenses, deductions, reimbursements, asset values, or estate accounting should be handled. The executor should review those questions with an attorney, CPA, or tax preparer.
Where Legacy Defenders fits
| House-side problem | What we organize |
|---|---|
| Home is vacant or at risk | Photos, urgent issue notes, provider needs, access questions |
| Belongings block progress | Item routes, storage notes, sale/donation/disposal records |
| Costs are unclear | Monthly carry, invoices, receipts, repair scopes, open questions |
| Professionals need better records | Exportable packets for attorney, CPA, realtor, lender, appraiser, or contractor review |
